This letter is to express my appreciation for Leanor Judge’s work on the sale of my parent’s home in Lower Gwynedd. It all began when I sent Leanor a “cold” email on Memorial Day weekend never expecting to hear back until the work week began after the holiday. She called me right away, came over and began to educate us about selling a home in today’s market.
Leanor’s efforts on my behalf saved me at least 2 trips to Philadelphia. As issues came up, around maintenance, repairs, cleaning, etc Leanor was always right up-to-date on the matter representing my interests every step of the way. Finding a plumber, making sure the cleaning was done as specified, checking on whether the air conditioning was on/off, or just in general, keeping a careful eye on the house. Leanor did not spare any effort. She was always considerate of my personal situation, throughout about added costs of “staging” keeping me in the loop every step of the way.
She held open houses and met with repair people. She was more than understanding and considerate of my family members’ need to be part of the process.
When it came to the negotiation process, Leanor’s clear and direct approach was much appreciated. Her attitude is one of graciousness and politeness but, as you probably know, within that polished exterior is a seasoned strategic barginer. I always felt Leanor was extremely responsive to any of my concerns but I was most appreciative of the way she listened whenever I had emotional feelings to work through. She understood that this was more than a business deal and that was so helpful for me during the process.
I’m not sure what the standard is from our first contact in late May, with Leanor’s guidance we were able to put the house on the market in early July, and close September 10. That’s a pretty short timeline in my book. During that time Leanor was probably working with me at least once every day so there was definitely a huge time commitment in moving the process along. Through the frustrations of buyer’s back and forth demands, Leanor was both patient and firm; she certainly exhibited a “whatever it takes to get this done” attitude throughout.
