There was a decrease in total units sold in December, with 277 sold this month in Lancaster County Real Estate. This month's total units sold was lower than at this time last year.

Versus last year, the total number of homes available this month is lower by 73 units or 1%. The total number of active inventory this December was 5,932 compared to 6,005 in December 2010. This month's total of 5,932 is lower than the previous month's total supply of available inventory of 6,129, a decrease of 3%.

Last December, the median sale price for Lancaster County Homes was $169,900. This December, the median sale price was $162,000, a decrease of 5% or $7,900 compared to last year. The current median sold price is 3% higher than in November.

In December, there was 21.4 months of supply available in Lancaster County, compared to 8.8 in December 2010. That is an increase versus a year ago.

This month there were 363 homes newly listed for sale in Lancaster County compared to 983 in December 2010, a decrease of 63%. There were 257 current contracts pending sale this December compared to 477 a year ago. The number of current contracts is 46% lower than last December.

In December, the average sale price in Lancaster County was 96.2% of the average list price, which is similar compared to a year ago.

This month, the average number of days on market was 98, higher than the average last year, which was 96, an increase of 2%.
