There was an increase in total units sold in April, with 80 sold this month in Occoquan, Lake Ridge, and Northern Woodbridge Real Estate versus 69 last month, an increase of 16%. This month's total units sold was higher than at this time last year, an increase of 19% versus April 2011.

Versus last year, the total number of homes available this month is lower by 92 units or 33%. The total number of active inventory this April was 189 compared to 281 in April 2011. This month's total of 189 is lower than the previous month's total supply of available inventory of 200, a decrease of 6%.

Last April, the median sale price for Occoquan, Lake Ridge, and Northern Woodbridge Homes was $249,000. This April, the median sale price was $251,400, an increase of 1% or $2,400 compared to last year. The current median sold price is 12% higher than in March.

In April, there was 2.4 months of supply available in Occoquan, Lake Ridge, and Northern Woodbridge, compared to 4.2 in April 2011. That is a decrease of 44% versus a year ago.

This month there were 118 homes newly listed for sale in Occoquan, Lake Ridge, and Northern Woodbridge compared to 128 in April 2011, a decrease of 8%. There were 112 current contracts pending sale this April compared to 74 a year ago. The number of current contracts is 51% higher than last April.

In April, the average sale price in Occoquan, Lake Ridge, and Northern Woodbridge was 98.3% of the average list price, which is similar compared to a year ago.

This month, the average number of days on market was 28, lower than the average last year, which was 52, a decrease of 46%.
