The Challenge:

Ellen had inherited her mother’s home and wanted to sell it. While the large colonial home had fine architectural design, a lot of southern charm and was in a popular neighborhood, it needed some cosmetic repairs and a thorough cleaning to get it ready to sell.

Agent Insight:

After meeting with Ellen, Pam Diemer, a leading agent with Long & Foster’s Tuckahoe office, made numerous suggestions to make the home look its best. First on Pam’s list was to clear the clutter. Additionally, she recommended an exterior paint scheme to enhance the curb appeal and update the home. Pam noticed the concrete roof tiles needed to be cleaned as well.

Pam also told Ellen that the home, once ready for sale, would be co-branded with Christie’s International Real Estate—the leader in the luxury market. She explained how Long & Foster’s affiliation with Christie’s would create maximum visibility to a large group of luxury homebuyers.

Preparing a house to sell is an integral part of my marketing plan,” said Diemer. “I help owners see their home from the buyers’ perspective to promote its best features and lifestyle benefits and make any needed improvements.

Our Customized Approach:

Pam brought in a team of professional contractors to assist Ellen in prepping the house for sale. She also partnered with a home staging professional to stage the home and maximize its appeal to potential buyers. To market the property, Pam leveraged Long & Foster’s exclusive affiliation with Christie’s to reach both luxury agents and homebuyers. She also launched a digital advertising campaign with one of Long & Foster’s media partners and had a custom property website created to showcase the home and share on social media platforms.

Results:

First impressions are crucial when it comes to selling real estate. That's why before Pam listed the home for sale, she helped Ellen get the property in the best possible condition. All the work that went into it beforehand meant Pam could create a property listing and marketing materials that showed off the home's true splendor and beauty. The property went under contract in 13 days and sold for close to the asking price.
