Getting Pre-Qualified for a Mortgage.

There are lots of mortgage lenders out there.  Everything from big banks, online only servicers, and smaller local banks and mortgage companies.  You will need to find a good fit for you.  When shopping for a mortgage company you will note that many of them offer similar loan types and rates that are competitive.  You will want to find a loan officer that you are comfortable talking to.  Together you will be going over all your finances and credit history, good or bad.   

Working with a lender is an important part in accurately determining your budget, and how much house you would like to purchase.  It’s not always a matter of how much you qualify for, but more what you are comfortable paying.  A loan office will give you real numbers of how much your loan will cost, yes - there are closing fees, how much down payment you will need, and what you can expect your monthly payments to be.  

If you are not sure which lender you would like to work with, be sure you are always comparing apples to apples.  Some might try and win you over with what appears to be a lower rate, but then they have additional "points" or closing fees included.  Also, if you prefer a more personalized service, then a smaller company might work best for you with a loan officer that will answer your call at 7pm on a Saturday night when you need them...yes, that happens!
